The two-story expansion provided eight Family Suites, a commercial-style kitchen, laundry facility on both floors. The expansion integrated the same exterior design and interior finishes from the existing facility. It doubled the available Family Suites to service the needs of the local and distant communities that have children requiring longer-term medical care at Community Hospital.

Each of the Family Suites was designed as a studio-style unit with full bathrooms and a living area. The existing portion of the Ronald McDonald House received a makeover that included new flooring, lighting, countertop resurfacing, painting, and security upgrade.

The main electrical switch gear was replaced and required significant coordination to ensure that the occupied portions of the building were not affected by the off-hours replacement of the main electrical service. In addition to the gear upgrade, the electrical distribution in the A-wing was upgraded, and additional panels were placed to improve functionality for the scientists that utilize the A-wing for their research.

As part of the interior demolition phase of the A-wing of the building, abatement of asbestos and lead was required. The areas were isolated with containment barriers and negative air machines to ensure that the particulates were controlled within the containment area. Air monitoring and testing were conducted to verify that the abated areas were free and clear of hazardous materials prior to moving forward with the next phase of construction in the controlled area.

Structural upgrades included fortifying the raised platform section within the burn chamber. The existing piers supporting the floor were shored, and an angle iron was installed to provide the additional reinforcement.

The 5,000-sf facility features a bright lobby with floor-to-ceiling glass and polished concrete floors. The lobby provides access to the conference room with high ceilings and the cross-laminated timber exposed on the walls and ceiling. The conference center also has an attached kitchenette that allows for catered events. The exterior of the conference center building is clad in metal siding and tied to the existing building with a steel canopy, creating a breezeway between the two structures.

Quality Construction Company was selected as OSD II’s Construction Manager in Fall 2016. Paradigm Architects was selected by Quality Construction and OSD II to lead the design team for the project. Quality Construction worked with Paradigm from schematic, to design development plans to construction drawings providing constructability comments and value analysis. Our team produced preliminary budgets and estimates throughout the Pre-Construction process and remained fully engaged in the Pre-Construction process until the final designs were complete. Our accurate budgeting in the design phase ultimately produced a GMP that came in under budget.

In addition to Sawyer Student Housing, Quality Construction built Polleys Square, Cambium Place, and other developments within the Old Sawmill District.

Phase 1 of the project was isolated to the south wing and the first floor of the west wing of the building. The infrastructure for a highly efficient HVAC system was put in place and the design allowed for the future expansion of the system as the additional phases were brought on line. Replacement of the perimeter windows and upgrading the building envelope were key components to complement the efficient HVAC system. A new cooling tower with boilers and pumps and a new electrical service highlight the infrastructure upgrade. New restrooms on the first floor and new office space for the regional forester and support staff round out the scope for the Phase 1 work.

The Phase 2 project took place in the north wing and included the 2^nd floor of the west wing of the building. The Phase 1 area of the building was occupied during the Phase 2 project, so extra care was taken into consideration to prevent public access to the Phase 2 area of work. Historical preservation of doors, windows, and tiled areas was required to maintain the fabric of the facility’s past life. Also included in the Phase 2 scope was a site work package that included a regrade/pave the facility parking lots and updating the site lighting.

Phase 3 of the project was isolated to the basement. Both Phase 1 and Phase 2 areas within the building were occupied during the construction of Phase 3. The seismic upgrade within the basement took the seismic work in the previous phases and tied the structural upgrade together. The Mechanical system included several upgrades to increase the capacity for the additional square footage and occupant load and also provide redundancy. Restrooms with showers were relocated to provide a more centralized location within the facility. The last portion of site work improvements included another parking area upgrade with LED lighting and automatic gate controls.

This initial phase of the Old Sawmill District (OSD) development took significant planning.  Quality Construction first joined the team with OSD and MMW Architects in early 2013. The owner went through various preliminary design scenarios before they settled on a marketing plan that worked for their investors. Quality Construction was integral during the pre-construction phase, providing budgets, constructability input, and cost analysis. The result is one of the most unique developments in the area.

In addition to Polleys Square, Quality Construction built Cambium Place and other developments within the Old Sawmill District.

Residential units are well-appointed with solid wood cabinets, granite counters, high-end appliances, and fixtures. The common areas include a great room, conference center, chef’s display kitchen, and community courtyard.

The commercial office space includes a health club, loft-style business suite, and high-tech-oriented office space. The underground parking garage can accommodate 73 vehicles and includes a bicycle storage room for 64 bicycles as well as a laundry facility.

Quality Construction Company was selected as Old Sawmill District II’s Construction Manager in the Fall of 2015 and spent close to a year as a key member of the preconstruction team, assisting in design constructability, budgeting, cost analysis, preliminary scheduling, and peer review.

The final product is a truly beautiful building that provides a unique opportunity for tenants to have a work and home environment, all in one stunning location near downtown Missoula and the Clark Fork River.

Quality Construction also added new mechanical and electrical systems, all new finishes, and implemented a lot of LEED practices by reusing the previously developed site and existing structure to remain within the footprint of the existing building. The structure is fully sprinkled and ADA compliant.

All work was performed while keeping the bus business in full service and was constructed through the winter, working with typical Montana weather.

This 61,500-sf multi-building complex structure houses all the operations for the cooperative, including a maintenance shop, commercial wash bay, lineman support facilities, engineering and design center, conference rooms, executive offices, and training center. The project has state-of-the-art heat pumps and solar mechanical systems, radiant in-floor heating along with a self-contained XERXES fire suppression system.

There was a large site development component to this project including 13.3-ac developed with ponds, walking paths, a storage yard, generator/water storage enclosure, fuel island, and parking.

The very sophisticated and finely appointed structure is the proud home supporting all current and future functions of the Electrical Co-op, designed and constructed to continue to do so for many generations to come.

Quality Construction provided us with multiple ideas throughout the design process which gave us the same or better quality product at a lesser cost. They also gave us realistic cost projections throughout the design process…to date we are on schedule and under budget on our project. There have been zero surprises.
